How Technology Turbocharges Real Estate Investing

CalTier Realty Fund talks technology and some of their new developments in the REIT space and international investing.

Matt Belcher: Well, there's a, there's a number of great things happening. We have our first fund that we launched, which we structured that fund as a private fund available to everybody which functions, you know, has a yearly return, but it also has an upside. So most people's ability to get into real estate by this is through a REIT and REITs are great, and I'll talk about that in a second, but REITs distribute 90% of their income. There's very little upside it's all incoming income, which is great, but you don't get any upside. So our first fund was kind of blending the two. So we have an 8% targeted return to investors. Plus you buy units in the fund and as the fund grows in size, so too should the unit. So you're kind of like an angel investor at the same time. We are about to launch a REIT because our clients, our customers said, "Hey, we'd also like to balance it out with a REIT." We just opened up to our international investors on a wholesale where we were kind of doing it in fits and spurts, but now we're really opening it up. And, there is something huge coming down the pipe, which really I'll be totally honest. James is sort of, you know, educated us on this market and has really maneuvered us in this direction, but we want to open up our offerings to a much wider audience in the self-directed space. And James, Alto, WealthBlock will be at the center of that. On our side, we have to hugely grow and we have these partners ready to go on the real estate side, because if this works as the way we want it to, then we'll have to deploy money across, you know, billions of dollars worth of real estate. And so we're playing our part, you're playing your part, James and Alto are playing their part. So we're really excited about what's really about two to three months away.
